Try this line in /etc/exports: 
/usr /usr/ports /usr/ports/distfiles -maproot=root \
-network aaa.bbb.ccc -mask 255.255.255.128

Do you have something like this in /etc/rc.conf:
rpcbind_enable="YES"
nfs_server_enable="YES"
mountd_flags="-r"

That should help you.
