I have updated to RELENG_6 as of today and will try that tomorrow morning.

If that doesn't work I'll try a binary search.

Currently it's connected to a 10mbit hub :)
(Very crusty, I know)

I've tried hard wiring it to 10BaseT/UTP but no change.

I am booting install media, but this is long past the kernel startup - I ru=
n=20
the CD/DVD shell and then run ifconfig.
