You need a cvs repository on your system, not a cvsupped sources.  Use the
net/cvsup-mirror port to get your cvs repository.

Then you set CVSROOT to the location of the cvs files.

    CVSROOT=/usr/home/ncvs

Now you use cvs to checkout your /usr/src.
