I believe FreeBSD's exports file format differs from linux. My
/etc/exports file looks like this:
/src/FreeBSD/tftproot -maproot=root -network 192.168.10/24
/usr/ports -ro -network 192.168.10/24

Is ther some part of the path missing or it's actual rootfs value:
