As I have said before. RIP (routed) won't announce a 10.x.x.x network address, regardless of your VLSM netmask, as anything but 255.0.0.0, i.e. 10/8. You may be able to work around this using RIPv2. I haven't played with FreeBSD's implementation of it. Otherwise, using RIPv1, try using several different classful networks on each machine instead of just one.
