Why is this such a fuss? Prebuilding your installed manpages is only
this far away: 
# echo /usr/bin/catman  | nice -5 su -m man

Or you could put this in /etc/periodic.conf to have any new man pages 
preformatted once per week:
weekly_catman_enable="YES"
