when doing that I get a message that /dev/modem is locked and minicom

I also tried setting up /etc/remote according the the FreeBSD handbook and
when executing 'tip cuaa1' I get:
uu_lock: create error: permission denied
all ports busy.

So it seems to be a lock / conflict of some kind, but I don't know where
to search for it. Any idea?
