Without this, it shouldn't even have tried to build the port.

This is the default.  As the comment right above it says, there is no
need for the user to define this variable unless the Motif library is
in a weird place.

 * Yup.  New download, and the above changes made it compile and install. 

If you really needed to change /etc/make.conf to get this to work,
there is something very screwed up with your machine. :>
